This Privacy Policy explains how Jet Lim (CEA Registration No. R072172Z), a real estate salesperson at ERA Realty Network Pte Ltd, doing business as JetSet Homes (jetsethomes.com.sg), collects, uses, discloses, and protects personal data you provide through this website or during property consultations. It is written to comply with Singapore's Personal Data Protection Act 2012 (PDPA) and the Council for Estate Agencies (CEA) Practice Guidelines on data handling.

1. What we collect

When you submit a lead capture form, contact us via WhatsApp, email, or phone, or download materials from this site, we may collect:

Identity data — name, NRIC partial (last 3 digits and letter, only when required for property transaction processing, never for marketing)
Contact data — phone number, email address, WhatsApp ID
Enquiry data — the project, district, or property type you express interest in; messages you send us
Technical data — IP address, browser type, device type, pages visited, referring URL (collected via Google Analytics 4 and Google Tag Manager)
Marketing data — your responses to ad campaigns and website call-to-actions; conversion events (form submission, WhatsApp click)

We do not collect full NRIC numbers, financial account numbers, CPF balances, or salary slips through this website. Such information, if required for a transaction, is collected only via secure offline channels (lawyer's office, bank, ERA office) and never stored on this site or in marketing systems.

2. Why we collect it

To respond to your enquiry about a specific property, launch, or guide
To share floor plans, pricing information, market analysis, and consultation availability
To improve the website's content and user experience based on aggregated, anonymised analytics
To run targeted advertising on Google Ads and Meta (Facebook / Instagram) to people who have shown interest in our content, where you have consented
To comply with legal obligations including CEA record-keeping requirements for licensed real estate professionals

3. Lawful basis (PDPA)

We rely on the following bases for processing under the PDPA:

Consent — when you tick the consent checkbox on a lead capture form, you give us deemed consent under Section 14 of the PDPA to contact you regarding your enquiry.
Legitimate interests — for security, fraud prevention, anonymised website analytics, and CEA-mandated record-keeping.
Legal obligation — where we are required by Singapore law to retain records (e.g., transaction records, anti-money-laundering due diligence).

4. Who we share with

We share personal data only with:

ERA Realty Network Pte Ltd — Jet Lim's licensed brokerage, for transaction processing and CEA compliance
Service providers bound by data processing agreements: Google (Analytics + Ads), Meta (Pixel for retargeting), Telegram (notification delivery), and email service providers (Resend or equivalent)
Mortgage brokers, conveyancing lawyers, and interior designers — only when you specifically request a referral. We will name the partner before any introduction.
Government authorities when legally compelled (IRAS, CEA, court orders)

We do not sell personal data to third parties. We do not share your contact details with other property agents.

5. International data transfers

Some service providers (Google, Meta, Vercel hosting) process data outside Singapore. They are bound by their own PDPA-equivalent obligations or Standard Contractual Clauses that ensure your data receives a comparable standard of protection.

6. How long we keep it

Active enquiry data: until 24 months after our last interaction
Transaction records (where you become a client): 7 years after transaction close, as required by CEA and tax law
Website analytics data: 14 months in Google Analytics 4 (default retention)
Marketing audiences (Google / Meta retargeting): 180 days from last website visit

You may request earlier deletion at any time (see Section 8).

7. How we protect it

HTTPS encryption across all jetsethomes.com.sg pages
Form submissions transmitted to our backend via authenticated APIs only
Lead notifications delivered via Telegram (bot-token-protected) and email (TLS-encrypted)
No personal data stored in unencrypted spreadsheets or shared inboxes
Access limited to Jet Lim only; no team access in current side-hustle solo-agent setup

8. Your rights under PDPA

You have the right to:

Access — request a copy of the personal data we hold about you
Correct — ask us to fix data that is inaccurate or out of date
Withdraw consent — opt out of further marketing contact at any time. Note that withdrawal may affect our ability to respond to ongoing enquiries.
Delete — request deletion of your data, subject to our legal record-keeping obligations under CEA and tax law
Lodge a complaint with the Personal Data Protection Commission Singapore (PDPC): www.pdpc.gov.sg
