Additional Buyer's Stamp Duty scales with your property count and citizenship. Singapore Citizens: 0% on the 1st, 20% on the 2nd, 30% on the 3rd. PRs: 5% / 30% / 35%. Foreigners: 60% on any residential property. Use the ABSD calculator for the exact figure on your price.
Total Debt Servicing Ratio is the MAS rule capping all your monthly debt repayments at 55% of gross monthly income. It includes the new mortgage at a 4% stress-test rate, car loans, and credit card minimum payments. If your ratio exceeds 55%, banks cannot approve the loan.
Your CPF Ordinary Account balance can fund the downpayment and monthly instalments. For 99-year leasehold property bought after 2022, you need to retain the Basic Retirement Sum after hitting 55 before you can access the rest. Freehold rules are similar. HDB has different caps.
