Thomson Reserve Review 2026: The Cheapest RCR Land of the 2026 Cohort
Thomson Reserve at Bright Hill Drive (District 20 RCR) is the 1,268-unit redevelopment of the old Thomson View. Developers are UOL, Singapore Land, and CapitaLand. Land cost works out to $1,178 PSF PPR after the fresh 99-year lease premium, the cheapest RCR plot of the 2026 cohort and lower than every OCR plot tendered in 2025 to 2026. Nine unit types, indicative entry from $1.2M (1BR+study) and $1.4M (2BR) up to $3.1M (4BR Premium), roughly $2,300 to $2,570 PSF, which lands at or below current TEL resale. Best fit: HDB upgrader families targeting Ai Tong, dual-line TEL plus CRL commuters, and Thomson-area rightsizers.
